  • Overview

    The Lease Analyst is responsible for maintaining the tenant and landlord relationship. This requires thorough individual review of leases and interpreting language in order to correspond with landlords in regard to expenses billed to Pier 1.  Additionally, this position will work independently to negotiate and resolve disputes with landlords regarding billings, process monthly payments, and research stores for issues to be included for estoppels.

    Duties & Responsibilities

    • Perform detailed audits, as necessary, by reviewing, analyzing, evaluating and disputing rents and year-end reconciliations for all lease-required expenses. Correspond and negotiate with landlords to settle disputes, defaults, and other conflicts. Evaluate the most efficient approach to maximize claim recovery and reduce the length of the dispute.
    • Interpret and analyze lease language and handle correspondence to and from landlords concerning disputes, defaults, and estoppels. Negotiate with landlords concerning any conflicts of lease interpretations. Research known issues, disputes, and correspondence to complete estoppels.
    • Review all documentation pertaining to lease events and update various systems to reflect changes. This includes calculations of dates, average rent, and percentage rent as applicable.
    • Process standing monthly payments. This includes entering rents and other recurring payments (CAM, insurance, taxes, etc.) into computer programs (PeopleSoft and SiteSeer) ensuring they are properly setup to pay as required.
    • Create journal entries to correct, reclassify, or record items; process payments received from subtenants and landlord reimbursements; prepare monthly reports as assigned.

    Education & Experience

    • 4 – year College Degree Preferred
    • 3 – 5 years experience
    • Ability to understand lease language preferred
    • A working knowledge of MS Word and Excel required
    • Experience processing invoices
    • Experience with lease management software (Lucernex) and/or a large ERP system (PeopleSoft)is a plus.
